Terrence brings the architect and the developer together under one roof. On each of our projects, the same small team finds and appraises the site, raises the capital, designs and details the building, and manages it on site through to completion.
Keeping everything in one place means nothing is lost between stages. Design and cost are weighed together from the first sketch, so the ideas that win planning are the ones that get built, and the detailing is protected all the way to handover.
Working this way lets us take on the sites others pass over and turn them into well-made, sustainable homes across London. At Harcourt Road, that was a compact plot between a brewery and a Victorian terrace; the finished house sold at asking price to the first buyer through the door. At Narford Road, it’s a challenging, irregular site in a Hackney conservation area, where two new homes will complete the end of a Victorian terrace.
We're always interested in hearing about sites, and in working with landowners, agents and investors, so please get in touch here.
Terrence is led by Oliver Partington. Before founding Terrence, Oliver was a project architect at Mæ, having previously worked at Allies and Morrison and Parti. He qualified as an architect in 2018.
At Mæ he worked on residential schemes including Noele Gordon House in Newham, from planning through to completion in 2025. The scheme won a 2026 RIBA London Award. That experience of delivering housing at scale now shapes how we approach smaller sites: careful design, a firm grip on cost and programme, and close attention to how buildings are put together.
