A timber-frame house on a compact site between a Victorian terrace and a brewery. Completed June 2025 and sold at asking price in September 2025.
Harcourt Road, Brockley
Harcourt Road is a compact site. On one side is the single-storey brick commercial unit that houses the Brockley Brewing Company's tap room; on the other, a row of Victorian terraces. It is the kind of in-between plot that is easy to overlook.
The house steps between its two neighbours. A brick ground floor picks up the height and robust character of the brewery building. Above it, a timber-clad gabled upper storey rises to meet the scale and pitched roofs of the terrace.
With the tap room next door, noise had to be designed out from the start. Openings were placed and specified to keep sound out of the living spaces and bedrooms. Overheating was dealt with at the same stage, without relying on windows that would let the noise back in:
Inside, the palette is warm and tactile: timber windows and wide oak boards, green stone worktops in the kitchen, and a bathroom of deep red tiles over a Viola marble floor. A timber-screened terrace extends the living space outdoors.
Built in timber frame, the house completed in June 2025. We were architect and contract administrator as well as developer, which protected the quality of the detailing through to handover.
It sold in September 2025, through Munday’s, at asking price to the first buyer through the door. That response shows the demand for homes that are turnkey, sustainable and distinctive, and it is the gap in the market our projects set out to meet.
